The growing demand for furnished / equipped apartments for rent in Thessaloniki is quickly affecting the local real estate market. Given the fact that very few plot areas are available for new buildings, a lot of former industrialand office spaces are transformed into residences. Altering the use of such a space is always a challenging task. The architectural design, the operation of building permits along with thetechnical and construction needs, require expertiseand advanced know-how.
HYBRID_ONE residential complex occupies the entire 3rd floor of a building constructed in the late 60s located in the area of Antigonidon Square. The space has a total surface of 510,00sqm.and has been, for a long time, the tailor shop and the showroom of a well knownclothes’ craftsmanship. The former layout was an undivided space with a few lightweight partitions separating the showroom from the tailor shop.
The designing team of EPM and Simitsoglou Construction decided to split the space into 12 independent apartments. This was considered the ideal option in terms of the effective appropriation. The loft-like apartments have a surface of 40 to 55sqm and are consisted of a living room area, kitchen, sleeping area and a bathroom.
The designing philosophy was based on the three F‘s of Architecture –Form Follows Function-. Reflecting the previous, we created spaces with ergonomic specifications, making the most out of the available space. As the main windows were located at the front and back of the building, the apartments were configured according to the demand fornatural light and ventilation. The living room-kitchen area is separated from the bedroom either by custom madefurniture and metal frames, or by aswift of level. The bathrooms were placed at the back side of every apartment.
The interior design follows clean-cut lines and vibrant shades. Theselected color palette and textures give to the whole floor a unified aesthetic. The goal of space planning was to create efficiency. Granite tiles of various dimensions and textures were selected for the floors with the exception of threeapartments where the existing terrazzo floorings were restored.
All apartments areequipped with new electrical and plumbing installations, individual heating and cooling systems(Daikin heat pumps), shielded entry doors and new PVC window frames with dual energy glass panels.
